Miller Construction breaks ground on $20.7 million industrial warehouse in Orlando

Miller Construction Company has started work on a new $20.7 million industrial warehouse in Orlando. The 112,000-square-foot facility, called First Pine Hills, is being built at 5711 North Pine Hills Road and will serve as the new headquarters for Addison HVAC LLC. The project is being developed by First Industrial Realty Trust and is expected to be completed by the third quarter of this year.

The warehouse will feature tilt-wall construction, structural steel, and a TPO roof. Located just west of Interstate 4, the site is tailored to meet Addison HVAC’s operational needs.

Miller Construction’s team faced some unique challenges, especially with the tight site. They came up with an innovative solution to the tilt-wall panels by leaving out 19 feet of concrete slab, allowing the tilt crane to work more efficiently along the building’s North side. The construction also required rerouting utilities under Pine Hills Road, temporarily closing access to the site. Despite these obstacles, Miller has kept all stakeholders informed to ensure a smooth process.

The new development is expected to boost the local economy by creating jobs and increasing economic activity in the area.

Brad Kluever, senior regional director for First Industrial, highlighted the project’s importance, noting that the facility was designed specifically for Addison HVAC and takes advantage of the region’s strong logistics network.

The project team includes C4 (Architect and MEP), Mendieta Structural Consulting, Inc. (Structural), and Oxbow Engineering (Civil).
