PMG celebrates topping off at Fort Lauderdale’s Society Las Olas Phase II

PMG and Canadian-based private equity firm Greybrook have announced topping off of the second phase of Society Las Olas, a 563-unit, 42-story apartment tower in Downtown Fort Lauderdale.

Located at 140 SW 2nd St., Society Las Olas is a part of PMG’s rapidly growing Society Living multifamily development and will play a pivotal role in finalizing revitalization of the historic riverfront district.

John Moriarty & Associates is the general contractor for the property, with completion expected in early 2026.

“We are proud to contribute to the growth and success of Downtown Fort Lauderdale by delivering housing that promotes a communal and connected living experience along Fort Lauderdale’s iconic riverwalk,” said Ryan Shear, managing partner at PMG.

Designed by FSMY Architects + Planners, Society Las Olas will feature 563 rental units, offering a mix of traditional layouts and small collection of ‘Rent-by-Bedroom’ (co-living) options. The development will also include 1,625 square feet of ground floor retail alongside extensive amenities geared toward fostering wellness, culture and growth. These include a coworking hub with private meeting rooms, a sprawling pool deck with a yoga lawn, and a large, state-of-the-art fitness center.

“It’s encouraging to top off the second phase of what will be Fort Lauderdale’s largest multi-residential project to date,” said Sami Mouaket, Director of U.S. Investments and Developments at Greybrook. “These investments activate the Las Olas Riverwalk as a multi-use neighborhood.

“The urban fabric and downtown context continue to evolve rapidly and we’re glad to be a part of it, having been one of the first to invest in this community.”

The City of Fort Lauderdale developed the Downtown New River Master Plan to develop a compelling vision for the areas north and south of the New River, and to outline design guidelines that will set the standard for future development and open space improvements within the Riverwalk District.

The study area for the Downtown New River Master Plan is generally bounded by Broward Boulevard, SW 2nd Street and Las Olas Boulevard to the north; SE 8th Avenue and Federal Highway to the east; SE 6th Street and SW 7th Street to the south; and SW 7th and 4th Avenues to the west.

Concepts that guide the framework include:

  • Envisioning the river as a center (and not as a barrier) by connecting clusters of uses and destinations to and across the river;
  • Encouraging daily life and activity to complement special events, serving both locals and tourists;
  • Allowing for a variety of experiences along the Riverwalk, balancing river based activity (boating, maritime uses, and transportation) with land based activity (culture, housing, recreation, entertainment, and commerce);
  • Strengthening links to surrounding neighborhoods and destinations; and
  • Improving the visual experience with exceptional architecture, landscape and streetscape design.
