Ryan Companies US, Inc., in partnership with Exalt Health, has officially broken ground on a new state-of-the-art inpatient rehabilitation hospital in Riverview, marking a significant investment in healthcare infrastructure for one of the state’s fastest-growing communities.
The 39,093-square-foot, 40-bed facility is scheduled to open in late summer 2027 and will be located near the 223-bed BayCare St. Joseph’s South Hospital. The project is designed to address a growing need for post-acute inpatient rehabilitation services in the rapidly expanding South Hillsborough County region.
Ryan Companies played a key role, identifying and securing the site, leading the rezoning process, and forming a joint venture with Exalt Health to finance, develop and own the hospital. Ryan will also serve as the project’s general contractor and property manager. E4H Architecture is serving as architect, while Kimley-Horn is providing civil engineering services.

The new hospital will provide specialized rehabilitation care for patients recovering from a wide range of complex conditions, including neurological, musculoskeletal, rheumatic and cardiovascular disorders. Exalt Health’s comprehensive inpatient rehabilitation programs will include joint replacement therapy, arthritis care, stroke recovery, pain management, wound care and other specialized services tailored to individual patient needs.

The Riverview development continues the growing partnership between Ryan and Exalt Health, which began with the development of One Scottsdale Medical in Scottsdale, Arizona. The project also reinforces Ryan’s expanding national healthcare portfolio and longstanding presence in Florida, where the company has delivered numerous healthcare developments over the past two decades, including Brandon Gateway Medical Plaza in nearby Brandon.
Once complete, the rehabilitation hospital is expected to improve access to specialized recovery services for residents across the Riverview and greater Tampa Bay area, helping meet increasing healthcare demands driven by sustained population growth.
